The role and responsibilities:
The Employer’s Agent will provide a professional service to clients, working on JCT Design and Build Contracts as well as Bespoke Development Agreements. The projects are sited throughout Kent, Surrey, Sussex, Hampshire London, and surrounding areas. With workload that can be tailored, to a degree, to suit geographical location. The role would suit an existing Assistant Employer’s Agent, looking to take the next step, or a Built Environment professional from a QS / PM / BS background looking to move into the role of EA.
- Acting as Employer’s Agent for the delivery of the project(s) which will require:
- Chairing meetings, taking minutes and following up action plans
- Actioning site visits to monitor contractor progress
- Actioning site valuations, analysing contractor applications and issuing Payment Notices
- Issuing change instructions
- Analysing project delays and dealing with requests for extensions of time
- Issuing all contractual notices, statements and certificates
- Final account management
- Management of the Defects Liability period
- Review Contractor/Developer and Designer proposals and ensure that the Employer’s Requirements are fulfilled
- Assisting colleagues on complicated projects as part of a delivery team
- Helping colleagues deliver peak workload requirements, such as handover of multiple properties
The candidate: qualifications, skills & experience:
- Full UK Drivers Licence
- Level 6 qualification in a construction related subject
- Membership of RICS or CIOB (AssocRics or MCIOB as minimum) OR, minimum of 5 years relevant experience
- Experience in UK residential development
- A knowledge of the JCT D&B 2016 and 2024 contract
- An understanding of development control and funding/delivery standards within the housing sector
- Good interpersonal skills, able to interact with colleagues, clients and wider team in a professional manner
- Diligent with attention to detail
- Able to think ahead and problem solve
- Able to work within a team and an ability to undertake basic functions autonomously, whilst recognising when additional or senior input is required
- An ability to identify aspects of risk and to seek guidance from senior colleagues at the correct time to manage and mitigate such risks
- A desire to progress.
